New Headquarters

Tompkins Financial’s 7-story, 110,000sf office building brings 300 employees from multiple locations together under one roof in Ithaca’s downtown. The new state-of-the-art facility serves as the company’s corporate headquarters and includes ground floor retail services, and offices throughout each of the additional six floors. The stately design blends the tradition and aesthetic of historic bank buildings with the modern structures of Ithaca’s downtown.

The project began with an extensive programming phase involving 17 separate departments, each with their own strategic plans, growth projections, and organizational structures. HOLT led program interviews to determine current and future space needs, which departments could share services, and which would benefit from planned adjacencies.

Information from the interviews was transformed into a base space program which was layered with each department’s growth projections, and then evaluated and refined by Tompkins’ Senior Leadership. HOLT’s programming process helped determine the right proportion of cellular to open space, as well as size and location of offices, conference rooms and shared space in the final layout.
