Glen Lake Apartments
Glen Lake Apartments is a three-story, 34-unit affordable housing development that sits in a residential neighborhood in between Watkins Glen’s downtown and the southern shore of Seneca Lake.
The development contains 16 units per floor with a mix of 1BR and 2BR units that range from 700 sf to 950 sf. An integrated kitchen-family area and large windows that bring in natural daylight and ventilation help connect residents to the outdoors and maximize the feel of the space. While all units are adaptable for ADA accessibility, there are two dedicated ADA units with roll-in showers and fully-accessible kitchens and baths, and one unit for the audio-visually impaired. All ground floor units have dedicated patios and exterior doors.
The façade of the building incorporates residential housing elements. A typical residential bay window was reimagined for a commercial building by projecting and recessing windows and doors. A mix of materials including cementitious lap siding, metal panel, brick, and large window openings help break-up the massing, assimilate it within the neighborhood, and connect people to the Watkins Glen and community.
The development also contains a community room, leasing office, office space for the Arc of Schuyler County, and a 7,000 sf daycare. Rooftop solar panels supply power to the building’s residential public areas. The integrated daycare accommodates infants through pre-k. Space includes classrooms, a gross motor skills area for free play, and direct access to an exterior play yard that enhances the indoor/outdoor connection. The outdoor playground can also be enjoyed by tenants after daycare hours.
