New Office Building

Sciarraba Walker and Co. contracted HOLT to design a new building on their neighboring site to the South in order to help meet the capacity needs of their expanding business. The goal of the project was to incorporate the new site into their campus and design 5500 sf building that would both accommodate their current needs, while allowing for future expansion.

The building was broken up into two sides: the Sciarraba Walker side and a side for tenant space. They wanted to make the most efficient use of the space by only dedicating necessary space to their business and leaving the rest for the tenant to create passive, auxiliary income until the business grows to a point that it would need to reconfigure the space to move into the tenant side of the building.

The site presented restrictions to building footprint due to it’s steep slope, odd shape, and proximity to a zoning line from commercial to residential. If the building was constructed in the middle of the site like the previous building on that property, there would not be enough room to build the proposed space and parking to accommodate it. HOLT worked with the town to develop a plan to push the building to the southwest corner of the site to allow for adequate parking and to situate building, rather than parking facing the residential buildings.

The shed roof design was selected to maximize the availability of real estate for photovoltaic cells, as Sciarraba Walker has stated that they have an interest in pursuing net-zero in the future.
