Stone Quarry Apartments

Stone Quarry Apartments is a three-building development in the south end of Ithaca, in close proximity to all the amenities of the Route 13 corridor. The project consists of two rows of eight, two-story townhouses, and one larger three-story apartment building. The complex holds 35 units total with a mix of townhouses, one, two, and three-bedroom apartments. The organizing concept for the project is the central green space, defined by the u-shaped arrangement of the three buildings. The green space becomes a central public/private transition space akin to a public square. The space is further divided by rain gardens that capture and filter water collected by the building’s roofs. This central green space is supported by a larger playground and basketball court to the rear, with further water retention areas along the perimeter.

The buildings themselves are a unique take on the standard pitched roof house seen throughout the neighborhood. The single pitch dormers reference the traditional shed dormers linking traditional and contemporary elements of the neighborhood’s homes..

The roof articulation also expresses the onsite water filtration. Particular attention has been paid to the massing to create variety along the streetscape and an appropriate scale for the neighborhood. With the addition of fences, sidewalks, and plantings along the streetscape the project is a key link in furthering the walkability of the neighborhood.

The project has been awarded a LEED® for Homes Platinum certification. Along with onsite water control, other sustainable features include an efficient envelope with efficient framing and spray foam insulating air barrier. Large high-efficiency windows balance thermal control while providing ample daylight and natural ventilation.
