LEED for Homes Multi Family Mid-Rise, striving for certification
An opportunity to acquire a large parcel of property located one block from the main downtown pedestrian mall presented the possibility of building a mid-rise apartment building that would be within easy walking distance of the city's amenities and services.
The project is designed with fifty 1- and 2-bedroom apartments on the upper five floors, with offices and common space on the ground floor. The design reflects the architectural fabric of downtown Ithaca with a glazed storefront system enclosing some of the more public spaces on the street side of the lowest floor and brick with more residential scale windows on the 5 floors above. The massing of the building also takes it cues from its surrounding context. The building hugs the street on the sides that are closest to the downtown, reflecting the larger scale of buildings on that side, but is then set back from the property line to allow relief to the residential structures to the north. The façade articulation will echo the styles and details of the surrounding buildings with out mimicking, rather interpreting historic details and integrating them into a contemporary yet timeless composition.
The building is designed to meet both the Enterprise Green Criteria and the NYS Division of Housing and Community Renewal Green Criteria and is LEED for Homes multi-family Platinum certified.
